220 Ada is a 29-story, 308-unit, multifamily residential development with 12,300 square feet of ground-floor retail space in Chicago’s Fulton Market District, renowned for its dynamic blend of live, work, play, and stay.
The team consists of three sponsors led by Shapack Partners, CRG, and KMW. The project is under construction with an estimated delivery date in Q2 2025. Our collaboration aims to offer a distinctive residential experience characterized by meticulous design, functionality, and value creation for the city and investors.

The mixed-use project will include 308 rental apartments, with 62 of them affordable at an average of 60% AMI, and 12,300 square feet of ground-floor retail. Residential units will be available in a mix of unit layouts ranging from 400 to 1,400 square feet. Open floor plans include wide-plank wood-style flooring throughout and floor-to-ceiling windows that showcase the building’s architectural detailing and surrounding cityscape. Kitchens are outfitted with wood cabinetry, stone countertops, vertical subway tile backsplash, generous islands, and panelized appliances.
